How to Check a Cash House Buyer

Practical checks for verifying a cash or quick property buyer before signing.

Verification checklist

  1. Find the legal entity. Match the website name to the company that will contract with you.
  2. Check the company record. Review status, filing history, registered office and directors on the official register.
  3. Verify claimed memberships. Use the membership organisation’s own public register rather than relying on a logo.
  4. Ask who will buy. Confirm whether the advertiser is the buyer, an agent, an introducer or a lead generator.
  5. Ask for the funding route. Your solicitor should understand how the buyer expects to complete.
  6. Compare valuations. Consider independent estate-agent or surveyor evidence before accepting a discounted route.
  7. Read complaints information. Check how to complain and whether an external redress route applies.
  8. Keep written records. Save advertisements, emails, proposals, terms and any explanation for a changed figure.
Use the official register

Search Companies House using the legal company name and number shown in the proposal, not only the website brand.

Understand the price and the process before deciding

A faster direct sale will usually involve a lower price than a longer open-market sale. Ask for the proposed buyer, funding route, conditions and costs in writing, then take independent legal advice.
