How quickly could a property sale complete?
Where the title is straightforward and all parties can progress promptly, completion may be possible in as little as 7 days. You can also request a later completion date. Every transaction remains subject to valuation, due diligence, legal checks and contract.
Will a direct offer equal the full market value?
Usually not. A direct purchase normally involves a discount compared with the price that might be achieved after a longer open-market campaign. The benefit is a simpler route with fewer chain and mortgage-related risks. Compare your options before deciding.
Are there estate agent fees?
There are no estate agent commission fees when a property is sold directly to the buyer. Any legal-cost contribution or other cost arrangement must be confirmed in the written offer and terms.
Can properties in poor condition be considered?
Yes. Properties needing refurbishment, clearance or repair can be considered, including homes affected by damp, structural problems, short leases, difficult tenancies or other complications.
Is an initial figure a guaranteed offer?
No. An initial indication is based on the information available at that time. A formal offer may follow after valuation and checks, and it remains subject to contract until contracts are exchanged.
Am I obliged to sell after making an enquiry?
No. The enquiry and initial assessment are free and do not oblige you to accept an offer or instruct a solicitor.
Can I appoint my own solicitor?
