What does cash buyer mean?
A genuine cash buyer can fund the purchase without relying on a mortgage for that transaction. This can reduce lender-related delays, but it does not remove the need for valuation, legal work, identity checks or exchange of contracts.
Questions to ask before accepting an offer
- Is the company the direct buyer or an introducer?
- Can evidence of funds be provided to the solicitor?
- Can you appoint your own independent solicitor?
- Are there exclusivity clauses, withdrawal charges or hidden fees?
- What information could cause the offer to change?
- Which legal or other costs are actually covered?

An estate agent may achieve a higher price but usually requires marketing, viewings and a longer timetable. Auction can provide a binding sale at the fall of the hammer, but the final price depends on bidding and auction terms. A direct sale prioritises simplicity and certainty over the highest possible price.
